1. PREMISES: Landowner leases a 10ft x 10ft ground footprint with vehicular maintenance easement along highway right-of-way.

2. RENT: Operator pays Landowner a guaranteed minimum annual base rent OR 18% of gross advertising revenue (whichever is greater).

3. PERMITS & UTILITIES: Operator bears all costs for municipal sign zoning permits, DOT approvals, structure fabrication, electrical meters, and illumination.

4. TERM: 15-year initial term with automatic 5-year renewal extensions.
